Start with the postcode, then tell the site what you actually want to build. It resolves the planning authority and location, then tests the proposal route, live constraints, permitted-development / prior-approval rules, street-scene design, current local policy and the evidence needed to make the application stronger.

What happens after the postcode

The checker first resolves the authority and coordinates. You then choose the actual proposal — raise the roof/add a floor, loft or dormer, side/rear extension, build above commercial premises, commercial-to-residential, commercial redevelopment, new homes or mixed use. The proposal studio tests the relevant planning route and the evidence needed rather than returning a generic postcode summary.

It also launches Street View/satellite context and, for England, screens available official Planning Data constraint datasets. Current national policy and authority-specific policy sources are shown next to the result so the conclusion can be checked rather than taken on trust.

This is an evidence-led planning screening tool, not a certificate of lawfulness or a planning decision. Permitted-development rights depend on the exact building, lawful use, dates, dimensions, prior works, Article 4 directions and designations. Live national datasets have coverage gaps. Verify material conclusions against the GPDO/current national policy, the authority's adopted development plan and a qualified planning professional before committing to works or acquisition.
